I could use a consultation to help me determine what is the best use.  I am getting it for $162,000 CASH or about $70/sq. ft.  At $150/sq ft ARV, it should be worth $345,000. Please send us an Executive Summary and we will review it and see it we are able to lend on it. If it is a viable project and we are already committed to our percentage of out of Texas lending we will broker your loan request to a lender for you.</description>
