Pride of Austin Capital Partners, LLC manages Pride of Austin High Yield Fund 1, LLC; a mortgage pool security filed with the Securities and Exchange Commission as well as with the appropriate departments of any State in which resides an investor in the FUND. The FUND was created to bring together the benefits of trust deed investing while reducing some of the barriers to entry of fractional programs, including real estate experience, personal time commitment, and bigger capital requirements. The minimum investment in the FUND is $25,000.00. Our FUND combines preservation of capital, secured by real property, and diversification, while offering returns often associated with higher risk investments in a diversified portfolio of loans at a lower risk because the investments are spread out over several real estate trust deeds. An added benefit of the FUND is the ability to leverage our assets using institutional funds, with the objective of offsetting fund management costs and increasing returns.

Pride of Austin High Yield Fund 1, LLC invests in 1 to 4 family residential mortgages and commercial projects at a loan-to-value not exceeding 65%, with the value being the lower of a current appraisal by an independent state certified appraiser or a local broker provided opinion of the price at which the property can be sold within 60 days (residential) or 160 days (commercial). The FUND is limited to lending no more than 20% of its capital outside the State of Texas.

HIGH YIELD

The loans made by the FUND bear interest rates of between 10% and 18% with terms not exceeding one year with a possible extension not to exceed one year that allow our investors to continue to earn the current net returns of 8%* to 16%*. These returns would rate in the top echelon of long term investment returns of most asset classes.

INCOME

Our FUND is structured to be an income fund. The mortgages we fund are held in our portfolio. In the event a property needs to be foreclosed upon the profits on the sale of that property increase the income of the FUND. For those investors who do not require all or some of the monthly income, our income re-investment program allows for the interest to be compounded!

The average size of our loans is approximately $250,000 which offers our investors the benefit of a diversified portfolio of trust deeds.
